If you’d ever heard in the realm of real estate the phrase ‘location matters’, here is it’s epitome.

A modest ranch-style home with only two bedrooms, two bathrooms with Lambeau Field basically has hit the market, but it comes with a price that will set you back a few Benjamins. Ten thousand to be exact.

According to WBAY-2 in Green Bay, the property at 1261 Shadow Lane is available at nearly six times its previous sale price.

“It’s a nice house,” said the property’s real estate agent Mark Olejniczak. “But it’s DEFINITELY the location. it is the lot vaule. and we have never seen anything quite like this before that could drive that price so high.”

Shadow Lane runs parallel to Lombardi Avenue on the north side of Lambeau Field. According to the property’s Zillow profile, the house was built in 1957 and includes just over 2,000 square feet of livable area.

It last sold in 2007 for $170,000.

The value comes due to the perfect view of Lambeau Field and the spacious backyard that connects with Lombardi Avenue.

The property provides a perfect area for tailgating before and after Packers home games. The current owners are renting the space out for up to $3,500 for three nights.
